Grind and seal is the middle path. We diamond-grind the slab to cut laitance and open the surface, repair what needs repair, and apply a penetrating or topical sealer. You get a cleaner, tighter floor without the cost of a full mechanical polish or the film build of an epoxy system.

What grind and seal is not

It is not a salt-proof garage floor. It is not a kitchen floor that will take hot water and degreasers all day. It is not a decorative metallic. Those jobs belong on other pages. Selling grind and seal as a substitute for those systems is how floors fail in year one.

Climate notes

Exterior or open-door slabs in this region still see freeze-thaw. Sealers reduce absorption. They do not make concrete waterproof. We will say if the slab needs a coating instead of a sealer.
