A commercial floor fails in two ways: the coating fails, or the install shuts the building down longer than operations allowed. We plan for both.

What facility managers usually need

• A floor that matches the chemicals, loads, and cleaning protocol already in the building.
• A written system — not a color name — so procurement and the next manager have a record.
• Phased work: one bay, one cooler, one restroom stack at a time.
• Safety underfoot when the floor is wet.
• Clear return-to-service times, not “it should be fine Monday.”

System map for commercial work

• Warehouses and large slabs: polished concrete or grind and seal when the concrete can be the finish. Coating systems when oil, marking, or chemical splash requires a film.
• Auto shops and service: quartz or flake with a chemical-resistant topcoat. See Quartz Flooring.
• Kitchens and wash-down: urethane cement. See Urethane Cement Flooring.
• Retail and customer-facing: polish, metallic, or a tight flake — specified with the brand, not against it.
• Corridors and restrooms: quartz or flake with documented slip resistance.

Residential garage specs do not get copied onto a loading dock. If a bid looks like a garage flyer with the square footage changed, it is the wrong bid.

Downtime and phasing

Tell us operating hours, shift patterns, and which rooms cannot go down together. We grind and coat in sequence, control dust, and hand back bays on the times we put in writing. Shoulder-season and overnight windows are normal for this work in the Capital Region.

• Warranty terms tied to use and care — not a slogan.

Safety and compliance notes

We spec texture for wet processes. We detail to drains instead of coating over a floor that ponds. We will flag a slab that needs repair before any resin. Cosmetics after a structural problem is still a structural problem.
